Today, President Bush signed the recently-passed housing legislation (H.R.
3221) into law. The new first-time homebuyer tax credit will go into
effect immediately.  This credit is intended to get buyers off the sidelines

Hilary England from Albrightsville comes to Coldwell Banker from Key Real Estate of the Poconos. Hilary has been a very successful agent in the 3 years that she has had her license and will be stationed at our Brodheadsville office. She has 2 children; a 15 year old son and 11 year old daughter. Hilary has a great love for art and creativity and is a self taught artist.
Dave Thomas is a former New York real estate agent and the newest sales associate at Coldwell Banker. He has a Bachelors degree in Information Systems Management from York College and enjoys working with computers. Dave has a teenage daughter and will be located at our East Stroudsburg office.

Nancy Bittner has been in the real estate business full time for 19 years.
She started out many years ago with a small company and then joined Coldwell
Banker.  She worked for 9 years with a Coldwell Banker Office in Clinton NJ
receiving many awards over the years including the prestigious Presidents
Club.

She then joined Weichert Realtors where she managed for 5 very successful
years. She received the Presidents Club Award for Weichert management
putting her in the top 1% of all the managers within the company. With all
the skills and knowledge of managing, recruiting, marketing etc. Nancy then
opened her own Real Estate Franchise, Assist 2 Sell. After 2 years she was
in the top 20% of all the Assist 2 Sell offices.

Nancy brings with her an incredible amount of knowledge, professionalism and
experience which will be very helpful as she begins her new position as the
Director of Career Development for Coldwell Banker Phyllis Rubin Real

PARSIPPANY, N.J.(April 7 2008) – For most people, buying a home is the most significant investment of their lives. And in spite of the doubt and confusion clouding both the financial markets and news headlines, 2008 presents many genuine real estate opportunities – especially for first-time buyers. On average, housing inventory is up, prices are stable and historical data demonstrates that purchasing a home has proven a sound long-term financial investment. However, first-time homebuyers are often understandably anxious when it comes time to making what could be the largest purchase in their life. Coldwell Banker Real Estate LLChas come up with a simple “do and don’t” list to make the process easier for everyone dreaming of homeownership.
 
DO:
 
  • DO utilize free online tools to arm you with as much knowledge as possible. For example, the Home Price Comparison Index available at http://www.coldwellbanker.com offers buyers a way to compare average housing costs in over 400 U.S. markets. 
 
  • DO take time to access and closely review your credit score. A sound financial track record and solid credit score can help lock in a loan and lower interest rates. Checking your records with a fine-tooth comb in advance will also ensure that you catch any errors ahead of time, as well as help you better understand how lenders may perceive you.
 
  • DO explore mortgage pre-approval. Getting this early green light will help others involved with your purchase that you are serious about home ownership – and well-qualified.
 
  • DO line up your “all-star” team of professionals before game day. A team of experienced professionals will be key to making the home buying process simple and seamless. Start by interviewing and selecting a sales associate who you “connect” with. That sales associate should also be able to help you indentify suitable lawyers, mortgage lenders, home inspectors and others who play a role in the process.

  • DO anticipate your future needs and buy for lifestyle. Try to anticipate how long you’ll live in your next home and plan for major lifestyle changes when possible. What may make a perfect starter home for a couple might not work as well when children come into the picture. Remember, people move for lifestyle reasons and your first home will likely not be your last.
 
  • DO hone in on your housing priorities. Your ideal home may have a porch, a pool and five full baths. But before you start looking, make sure to separate your “must-haves” from your “nice to haves,” so you know where you can compromise to meet your budget.


DON’T:
 
  • DON’T fall in love with the first house or neighborhood you see. That grand colonial with the picturesque view may win your heart at first glance, but don’t fall in love too fast. You need to keep an open mind to make sure you find the right fit for all your needs. At the end of your search, it may turn out that the riverfront ranch that’s closer for your commute is a better bet all-around.
 
  • DON’T buy beyond what you can afford. It’s easy to fall into that all-you-can-eat attitude when it comes to your first home purchase. You “want it all” when it comes to size, amenities, location, etc. But remember that your eyes may have a larger appetite than your wallet. Make sure that the down payment, closing costs, monthly expenses and taxes are truly within your income and savings range before you sign on the dotted line. 
 
  • DON’T treat your home the way you treat your stock portfolio. It’s unrealistic and unwise to expect your housing investment to appreciate as quickly as you’d hope for your high-risk bonds. Buying for lifestyle, as opposed to trying to turn a quick profit, will help ensure that you are viewing home purchasing and ownership in the right context.
 
  • DON’T try to time the market. By the time most consumers sense a major real estate or financial market shift, the tables have typically already turned. Instead of waiting for a slim and unreliable window of time – and potentially missing out on the perfect home – buyers should focus on their own lifestyles andbuy when the time is truly right for them.
 
  • DON’T jump into an exotic or confusing mortgage. When it comes to downpayments and mortgages, if it sounds too good to be true, it probably is. Be sure to read carefully through every aspect of the proposed agreements to fully understand your end of the bargain. For instance, what seems like an attractive rate now may balloon exponentially a few years down the road.  So arm yourself with information and don’t be afraid to ask questions.
 
  • DON’T underestimate the value of a trustworthy real estate agent’s on-the-ground expertise.  While being a savvy buyer and doing one’s homework will help on the road to homeownership, a local expert with years of negotiating experience is invaluable when it comes to scouting out the perfect home – and closing the deal.

MOVING FOR LIFESTYLE; MOMS ARE RELOCATING PRIOR TO THEIR CHILDREN ENTERING SCHOOL
 
BabyCenter® / Coldwell Banker® “Mom’s Today” Survey Concludes That Modern Mom’s Value Their Children’s Education and Lifestyle When Considering a Move; Best Thing About Being a Mom Today is Men Are Expected to Share Responsibilities

(PARSIPPANY, N.J.) - April 1, 2008 – Coldwell Banker Real Estate LLC and BabyCenter LLC, the leading destination for new moms and expecting parents, today released a comprehensive new survey focused on “Moms Today,” which found that children’s ages and needs play a major role in when and why American families move. The BabyCenter® / Coldwell Banker® study, which surveyed 2,432 moms across the country on their opinions and attitudes relative to their home and family, found that a full 68 percent of those surveyed who moved in the last 18 months indicated they did so during their pregnancy or within the first two years of their child’s lives compared to just 13 percent reporting a move after their children entered kindergarten.
 
The primary reasons for moving included the traditional responses of more space, wanting a nicer home and being in a good or better school district.   Yet other reasons cited shed light on how much a child’s school and family lifestyle play in family decisions. For instance:
 
·         Those citing moving for an easier commute changed from a high of 34 percent during pregnancy to just 21 percent when their children are in grade school.
·         Moving because of a job transfer drops from a high of 27 percent when children are aged one-to-four to 17 percent when children are school age.
·         Those citing wanting a better climate as a reason for a move drops from a high of 13 percent with toddlers to just two percent after the kids enter school.
 
“We have long stated that lifestyle changes are reasons why people move and having a child is one of those defining moments in life that might call for a new home,” said Jim Gillespie, president and chief executive officer of Coldwell Banker Real Estate LLC. “The study validates what real estate professionals have explained for years.   Families work their way up in types and locations of their homes and eventually settle into their ‘long-term’ home when their children enter school, develop friends and engage in activities.”
 
As mom’s engage with their children, education remains a focal point of the family. According to the survey findings 43 percent of moms reported that they are nervous about being able to afford a good education for their children. Additionally, 50 percent of moms admit to worrying about their children getting a good education and good opportunities.
 
But the moms are getting help from their significant other as 64 percent think the best thing about being a mom today is the expectation of men to share more in the childcare responsibilities. Along with “their man’s” assistance, technology is having a positive impact on moms. Thirty percent of moms say technology such as cell phones, the Web and services like TiVo make life easier for today’s mom.
These advances could not come at a better time, because 53 percent surveyed believed being a mom today is harder than it was during their mothers’ days.
 
“The results of this survey reflect the change of women’s roles in modern society,” said Linda Murray, editor-in-chief of BabyCenter. “Mothers continue to focus on providing the best possible life for their kids, including home and education, but are now getting more help from their partners and from technology.” 
 
The survey which was conducted online and offline by novaQuant for BabyCenter and the Coldwell Bankerorganization also found that the kitchen is increasing its value as a cornerstone of family activity.
 
“Obviously the kitchen has always been a main area of family life,” said Gillespie. “It was fascinating to see that 39 percent of the moms surveyed wanted the latest technology to be brought into the kitchen, more than any other room. Computers, music, television and the like are making the kitchen an even greater gathering point in American family life. It is also no wonder then that 33 percent of the moms would welcome a kitchen renovation more than any other in their home.”
 
Other Noteworthy Statistics from the BabyCenter/Coldwell Banker “Mom’s Today” Survey Include:
 
Today’s mom, while seeing the house as a home first, clearly understands the investment value of their home. More than 70 percent, at least once a year, check the value of their home.  
 
13 percent of moms think Reese Witherspoon is the quintessential Modern Mom. While 12 percent think Jennifer Garner is and 10 percent think Brooke Shields is a good representative.
Survey Methodology
This survey was conducted online from January 17- February 5, 2008. A total of 2432 respondents completed the survey, recruited from both the BabyCenter® panel (maintained by Socratic Technologies) as well as pop-ups on the BabyCenter® site.  Only female U.S. residents with children were included in the survey.  The survey was fielded by novaQuant Inc.

PR News Names Coldwell Banker Finalist in Corporate Social Responsibility Award Program


PARSIPPANY, N.J., (Feb. 12, 2008) – Coldwell Banker Real Estate LLC was recently named one of five finalists in the prestigious PR News Corporate Social Responsibility (CSR) award program for its work with Habitat for Humanity® during the brand’s 100th Anniversary celebration. More than 70 companies in 20 categories were named as finalists, with Coldwell Banker® being the only real estate brand among them.
The recently concluded Coldwell Banker 100 Homes for Habitat campaign raised $6.2 million for local Habitat for Humanity affiliates and financed the construction of more than 130 home builds across the United States and Canada.

Coldwell Banker is joined by four other well-known companies — Blue Cross Blue Shield of Delaware, Pfizer, Shell Oil Company and Sodexho ¬— in the Stakeholder Engagement category of the CSR award program. The winner will be announced on March 19 at the National Press Club in Washington, D.C.

STROUDSBURG, Pa., -- (February 8, 2008) – Coldwell Banker Phyllis Rubin Real Estate, with seven offices in the Monroe County area, has named  five individuals to its staff of more than 70 real estate agents.

Lisa Flory of East Stroudsburg, Pa.., will manage the Brodheadsville and Stroudsburg locations. Mark Banack of Canadensis, Pa. will manage the Mount Pocono office. Sonia Kern also of East Stroudsburg, will be located at Coldwell Banker’s Stroudsburg office. Julie J. Fredmund-Heiney of Pocono Lake, Pa., and Ron Bates of Scotrun, Pa., will work from the Coldwell Banker office in Blakeslee.

Flory has been an agent for more than seven years and holds the Accredited Buyer Representation designation by the Real Estate Buyers Agent Council, Inc., of the National Association of REALTORS. Fredmund-Heiney has been in the real estate business for 21 years with experience in sales and other business operations. Bates has been a realtor for five years with a background in new construction. Kern is a new realtor who recently earned her license. STROUDSBURG, Pa., -- (February 8, 2008) –Libbie David of Albrightsville, Pa., a former Coldwell Banker Phyllis Rubin Real Estate associate broker who left the position for a brief period of time, has returned to work with Coldwell Banker’s staff of more than 70 real estate agents. She will be based in the Blakeslee office.

David has been in real estate for more than 14 years and is a member of Coldwell Banker’s Multi-Million Dollar Club. She was named to the Coldwell Banker Sterling Society, an honor for individuals who achieve $110,000 closed adjusted gross commission income or 25 closed units. This distinction is a level achieved by only 18 percent of the more than 126,000 sales associates worldwide in the Coldwell Banker system. She is an active member of the Pocono Mountains Association of REALTORS serving on their Government Affairs Committee and is treasurer of the Realtors Political Action Committee.

She holds the Accredited Buyer Representation designation by the Real Estate Buyers Agent Council, Inc., of the National Association of REALTORS and is a member of the Pennsylvania Assocation of REALTORS. New owner of real estate agency bringing online tools to clients

Home buyers and home sellers have more tools available to them than ever to mobilize a transaction, says Heather D'Adamo of Kresgeville, who became broker/owner of Coldwell Banker Phyllis Rubin Real Estate in September.

"Our company is taking people to where nobody else is going," said D'Adamo, a former sales agent and associate broker for the company who purchased it from Vickie Brockelman, the owner of the past 15 years. D'Adamo, only 27 years old, has brought a likewise young approach to the company headquartered in Stroudsburg with five locations in East Stroudsburg, Brodheadsville, Mount Pocono, Blakeslee and Wind Gap and a booth in Stroud Mall.

D'Adamo says her attitude has not changed, except for her strategy to further empower the real estate consumer. The company employs 50 agents.

"People call me aggressive, but I'm prepared for this," D'Adamo said. "It's something I've wanted to do. It was difficult making the transition at first, but I don't forget where I came from."

"We have about 50 agents and, with the changeover, none of them have left the company, which is amazing," said Jim Ritter of East Stroudsburg, appointed vice president and general manager.

Ritter has been busily working these days with the Coldwell Banker Phyllis Rubin Real Estate Web designers on adding Hometracker to its Web site. It already is offered on the national Web site for Coldwell Banker, and they feel it will enhance traffic from local browsers.

It's an innovation that D'Adamo learned about and adapted from the corporate headquarters and CEO Jim Gillespie. Homeowners on this page can get an estimated value of their home at the time the mortgage is paid off.

In a really creative twist, it allows homeowners to install imagined upgrades for their homes, from things such as new interior painting to an additional room or a new roof and how much those changes would drive up the value of the home.

"We will integrate that into our own Web site, and it should be available in two weeks," said Ritter.

Once online, the tools will be accessible at www.cbprre.com.

Many real estate agencies can perform these services as well, but this innovation allows homeowners to analyze upgrades at their own pace from their own computer at home.

"In this way, homeowners will come in with a head-start on ideas for selling a home," said D'Adamo.

Ritter points out that 20 percent of homebuyers are single females, with 9 percent single males, and the Web site offers tips to first-time homebuyers as well as factoring interest rates and the reasons why home inspections are important.

"And there is a huge group of baby boomers and empty nesters, because a lot of them want things to do, and there are plenty of things here," said D'Adamo, a lifelong Monroe County resident who points to the natural activities and the Mount Airy casino. "But they don't realize how rustic it still is."

The other innovation already in place is Lead Router, also a byproduct of Coldwell Banker's corporate, that will streamline the home sales operation.

If someone surfing the Web finds a home in which they are interested listed by Coldwell Banker Phyllis Rubin Real Estate, a signal is forwarded to the listing agent's cell phone and the phone will ring with the contact information. In a matter of minutes, that agent will be able to call the inquiring online visitor to set up a possible appointment and to answer questions on the spot.

"For the past five or six years, we've seen an increase in buyers using the Web. It's up to 80 percent now," said Ritter.

There also is a recruiting element on the local Web site for anyone interested in becoming an agent, with information on the training needed.

D'Adamo said she is well prepared for the ever-changing technology, the ever-changing area to residential and business growth and the uncertain climate surrounding the industry with the large number of foreclosures locally and nationally and the mortgage difficulties of homeowners. Their primary financier is Home Finance Corp. Mortgage Co. in Tannersville.
But Ritter feels the foreclosure fears are overstated because, he said, the increase there coincides with the growth in the area. And he said the value of homes continues to rise in the shaky market.

"But the highs are not crazy highs; they're not priced out of the market," said Ritter. "The highs might not be as high and the lows are not as challenging as some people think."

Although D'Adamo and Ritter agree it's a buyer's market, they also agree that homeowners still are at an advantage selling real estate and now can be even more savvy with the online resources available to them.
